The Haven Homes Building Process

With a legacy of more than 70 years building new homes in the Midlands, Haven Homes has learned a thing or two about the process, what to expect when building or buying a new home, and how to take away the stress so you can sit back and relax!

NOTE: If you’re building a home from the ground up, follow this general outline. If you’re buying a home already under construction, your agent can help you figure out where to jump in!
STEP 1

Choose your lot, floor plan & selections

One of our experienced, licensed on-site Sales Agents will help you select the floor plan and lot that’s perfect for you! You then select your cabinets, countertops, flooring, siding colors, etc. Once the agreement is signed and approved, you will have five business days to contact a lender to apply for a mortgage loan. During this time, you’ll also sign off on your selections!

STEP 2

Financing your home

Haven Homes has partnered with Ameris Bank who will help you choose the home loan that fits your lifestyle and current financial situation. And Ameris Bank has loan officers specifically for Haven Homes’ buyers who understand the Haven process, timing, incentives, and any nuances unique to Haven Homes.

Construction process

Here are the basic steps involved in building your new home:

  • Clearing and Grading

  • Trim and Cabinets
  • Paint

STEP 4

Pre-construction meeting

(First of four required meetings.*)

The pre-construction meeting is very exciting!  You meet with your project manager to review the floor plan, design selections — cabinets, countertops, flooring, etc., — the plot plan which shows the location of the home and driveway on the lot, and answer any questions you might have. Changes to your home cannot be made after this meeting so it’s important to be prepared.

STEP 5

Pre-drywall meeting

(Second of four required meetings.*)

Prior to installation of the drywall, you will have a meeting with your project manager to see everything behind the walls  — such as, plumbing and electrical — and to review the location of your electrical outlets and any cable jacks.

STEP 6

Final orientation

(Third of four required meetings.*)

Once your new home is finished and prior to closing, you will meet with your project manager for a final orientation so that products and features can be demonstrated. For example, how to work the thermostat, the location of the main water shut-off, operation of the gas logs, if applicable, and so on. You also review the workmanship as it relates to the applicable construction standards, including all finished surfaces such as cabinets, countertops, faucets, hardware, light fixtures, floor coverings, tubs, mirrors, windows, walls, etc. Any imperfections identified will be corrected prior to closing.

STEP 7

Homecoming meeting

(Final of four required meetings.*)

Immediately before closing, a “homecoming meeting” will allow you to confirm correction of any items identified from the Final Orientation. The Home Warranty and the Customer Service process are reviewed, along with proper maintenance of your home.

STEP 8

Closing on Your Home

The closing attorney will have provided details regarding dates, times, and the funds needed to close. At closing, you will be provided with the keys to your new home along with all important documents. You will also be asked to complete a brief survey about your experience with Haven Homes.

We are still here for you after closing on your new home! Haven Homes offers a unique, two-year warranty on fit, finish, and craftmanship. And 2-10 Home Buyers Warranty includes coverage for workmanship, distribution systems, and structural defects throughout the warranty term specified on your Certificate of Warranty Coverage.

Meeting Notice

If any of the required meetings are not attended, production will continue as scheduled. For example, there is a small window for the pre-drywall meeting to occur, and subcontractors are scheduled ahead of time to move along construction. And while we understand that everyone has a busy schedule, please understand that we are unable to halt the process of building your new home if you are unable to make a meeting within the required timeframe.
